What a wonderful place! Jacques is excellent in responding timeously and he is very patient when you ask him numerous questions about the place - despite all the information already being provided. I was super grateful to make use of the washing machine and tumble dryer - and there was laundry detergent available! I highly recommend a walk along Ocean View Drive which is super close and has fantastic views of Sea Point etc. Everything you need is there and all was very clean and user friendly. I also loved how the sunny the place was. Great value for money. I hope to return soon.

Beautiful space and we really enjoyed the little patio too, which gets a lot of sun. The amenities are awesome, very high quality and in great condition. The host was exceptionally helpful and friendly and responded promptly to messages. I really can't recommend this place more highly! In fact, when we went to our next AirBnB we were a bit disappointed because this set the bar so high. The only thing I'd tell future guests to be aware of is that Sea Point just happens to have a lot of wandering homeless people and it's also on a very steep hill and roads are quite narrow to drive in. But that's Cape Town I guess. Jacques' place is walking distance from the beach and other little bakeries and stuff, and it's also close to the Waterfront, which is nice in summer and when it's not lockdown. Overall a 10/10!

Jacques was an impeccable host who sorted out any queries with 30 minutes! The apartment is very proximate to the prom and close to two awesome dining venues - one breakfast and one dinner. A fabulous place to hang out 🙂

Let my home be your perfect base in Sea Point whilst you explore one of the most beautiful cities in the world. I give my guests their space, but they are more than welcome to use the entire home as if it were their own. The apartment has high ceilings, wooden floors throughout most of it and a fireplace for those chilly winter nights. Freehold Flip - Kew, Johannesburg - 2020

Bought initially as a commune, the plan was to rent out each room, whilst we rezoned to Res3 and then added more units on to maximise the space and rental income.

Not all plans pan out as planned, which is why it’s important to stick to the buying criteria of having two exit strategies per deal.

Black Swan events happen and this is an example of just that. During the first 6 months of COVID, the room rental market in this area took a sharp decline. Whilst we bought correctly and could take on the reduced rentals, the result would have been too tight to maintain long term. With no clear timeline for COVID to come to an end, we needed to act on the exit strategy.

We pivoted, sought out other investors, and found a developer looking for a unit he could demolish and rebuild entirely. We sold this property for a R50 000 profit, with none of our own money down and only 10 hours of our own time in it.

The importance of buying correctly and with the correct exit strategies in place is a lesson for all investors to pay attention to.
